Avoiding the Stamp Duty rush – get properties on the market by 26 September

Propertymark has launched a consumer campaign telling sellers in England that the optimum date to be on the market by is 26 September. This will reduce the chance of missing out on the Stamp Duty holiday deadline of 31 March 2021.

With so much interest already shown from vendors taking advantage of the Stamp Duty holiday, factoring in the average time it takes to complete on a property once an offer is accepted, the March deadline doesn’t appear to be that far away.

Agents be ready

Communicating to potential vendors needs to be stepped up over the next few weeks to highlight the benefits of getting a property on the market now.

The Propertymark guide for consumers can be shared with clients to explain how to make the most of the time they have before the Stamp Duty window closes. Graphics highlighting the countdown, are being shared with Propertymark members across all channels hammering home the benefits of getting a property on the market by 26 September.

The guide also includes the importance of choosing a Propertymark Protected Agent and links to advice and tips on showing how vendors can get prepared for a speedy sale and reduce the chance of a fall-through. Agents can help their clients be ready by using the Propertymark Sales Protocol Toolkit with the most important part of it, at this stage, being the Property Information Questionnaire, which will provide all the material information about a property.

As consumers will rush to put their property up for sale before time runs out, it is important that agents are prepared, diligent, and complying with legal obligations. The Propertymark Sales Protocol Toolkit is designed to speed up the buying and selling process, increase cash flow and commission, giving transparency and certainty as well as winning instructions.

With housing market activity excelling following the Chancellor’s announcement of a stamp duty holiday, we expect the market to remain busy into the new year. Following all social distancing measures and making sure everything is in order will help maximise your chances of completing ahead of 31 March.
