Scottish agency reaping benefits of regulation

ARLA Propertymark regulates members which demonstrate their dedication to professionalism and development. Clan Gordon, a Scottish letting agent who abides by these standards as a Propertymark Protected member, says it is growing on the back of regulation as many landlords turn to more credible agents.

Edinburgh-based agency Clan Gordon says it has seen its managed properties exceed 500 in and around the capital, the first time ever after adding 152 properties last year to its portfolio.

Scotland has been the first to introduce:

  • Tenant fees ban
  • limited rent controls
  • Letting Agent Code of Practice
  • proposed controls on Airbnb
  • compulsory landlord registration
  • proposals to widen the scope of Houses in Multiple Occupation (HMO) regulations

Faced by the ongoing change in regulation, Clan Gordon says this is forcing more landlords to either seek experienced agents or exit the market.

Jonathan Gordon, Co-founder of Clan Gordon told The Scotsman

'It’s nothing less than a pivotal time for the sector – and with the approach Clan Gordon has taken, we can only see our market share continue to expand.

'While some landlords and agents may look to maximise short-term gain, a healthy relationship with the tenants, which we strive for at Clan Gordon, can produce a far better outcome for all parties. It creates fewer issues, cuts unnecessary turnover and typically results in a greater long-term financial return for the landlord.'
